About buying property in Turks and Caicos Islands

The Turks and Caicos Islands are a British Overseas Territory south-east of The Bahamas, made up of eight main islands and many cays covering roughly 948 square kilometres. Providenciales and its Grace Bay beach dominate the luxury market, with quieter opportunities on North, Middle and South Caicos.

There is no landholding licence and no restriction on foreign ownership by individuals, which makes the purchase a conveyancing-only process. Instead, buyers pay stamp duty on a sliding scale: on Providenciales it is 6.5% from US$25,000, 8% above US$250,000 and 10% above US$500,000, with lower tiers on other islands. There is no annual property tax, no capital gains tax and no income tax on rental earnings.

The territory has no citizenship-by-investment programme and uses the US dollar. Providenciales International has long had direct American Airlines service from Miami, with a new Miami–South Caicos route launched in 2025. In 2024 the islands recorded 734,308 air arrivals, up 10.66%, within a record of almost two million total visitors.
