About buying property in Saint Vincent and the Grenadines

Saint Vincent and the Grenadines is a multi-island state of about 389 square kilometres in the southern Windward Islands. Volcanic St Vincent is the main island, while the Grenadine chain to the south — Bequia, Mustique, Canouan and Union Island among them — hosts much of the luxury and private-island market.

Foreigners need an alien licence under the Aliens (Land-Holding Regulation) Act, Cap. 316; the US State Department notes no general limits on foreign control of investments. Property tax is low, at 0.08% for urban and commercial property and 0.04% for selected classes. Standard VAT is 16%. Ask your attorney for the current alien licence fee and processing time, which we have not yet sourced.

The country has no citizenship-by-investment programme. It uses the Eastern Caribbean dollar, fixed at EC$2.70 per US$. Argyle International opened long-haul access to St Vincent, and new carriers in 2024, including JetBlue from New York, helped stay-over arrivals pass 100,000 for the first time: 101,471, up 25.6% on 2023.
